Rental Guidelines
Before you begin:​
Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.

To complete this rental application, you must be prepared to provide 2 years of residential history as well as contact information for your rental references.
You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at least three times (3x) the monthly rent amount.
GUIDELINES FOR RENTAL APPLICATION
Upload Copies of 2 Most Recent Pay Stubs
Upload Copy of Photo ID
$75 Application Fee for each Applicant (Online Payment)
Plus $100 Admin Fee due at MOVE-IN
Upload a copy of your Agent’s business card
QUALIFYING REQUIREMENTS
Verifiable Income of at least 3X the monthly rent (Income Verification)
Acceptable Credit History (Credit Verification)
Acceptable 2 years rental history and good recommendation from your current Landlord (Rental Verification)
Ready to move in within 16 days
SECURITY DEPOSIT
Upon APPROVAL, we will send you a link to our portal.
Create a login as required
A HOLDING DEPOSIT must be paid as soon as possible
(to take the property off the market for showings)
This deposit shall be applied as your SECURITY DEPOSIT upon move in.
Security Deposit is usually equal to 1 month rent.
However, additional Security Deposit and/or a Co-signer
(with excellent credit and income) maybe required based on
Credit History
If you have had Bankruptcy or Foreclosure within the past 2 years, we will consider your rental application, however additional security deposit may be required.
AGENT RESPONSIBILTY
